What is included in the lot rent?

Lot rent pays for upkeep throughout the community, including snow plowing, road maintenance, street lights, use of the community center at no charge with a deposit and reservation, and the kids playground. Homeowners are responsible for maintaining their own yard and keeping their homesite clean and orderly.

What utilities are included?

Utilities are not included in lot rent.

Colony: Homeowners subscribe directly to APS for electricity. Water, sewer, and natural gas are submetered through the community and billed monthly.

Jo Don: Homeowners subscribe directly to APS for electricity, UniSource for natural gas, and the City of Flagstaff for water and sewer. Jo Don does not submeter utilities.

Cable and internet service are available directly from local providers.

Are pets allowed?

Yes, subject to the 2026 community rules:

  • A maximum of one pet is permitted per home.
  • Every pet, service animal, and assistance animal must be registered with management.
  • Pet dogs may not exceed 20 pounds or 15 inches in height when fully grown unless grandfathered under the rules. Dogs must have current licenses and vaccinations.
  • Animals must be controlled, kept on a hand leash no longer than six feet when outside, never left unattended outdoors, and their waste must be cleaned up promptly. Cats must remain indoors.
  • Breeding, outdoor kennels, and animals that are dangerous or create a nuisance are prohibited.
  • Assistance animals are not pets and are handled through the reasonable-accommodation process.
Do you offer four-year or ten-year leases?

We offer one-year and four-year homesite leases. We do not offer a ten-year lease.

Can I use my home as an Airbnb?

No. Short-term rentals are prohibited. Long-term subleasing requires management's written approval, and the subtenant must complete the same application and background-check process as other residents. The homeowner remains fully responsible for making sure homesite rent and utilities are paid on time every month and for compliance with the lease and community rules.

What are the late fees?

Rent is due on the first. No late fee is charged if all rent and additional rent is received by the 6th. If it is not, the rental agreement charges $30 on the 7th and another $5 for each calendar day thereafter until the balance is paid in full.

Is there a rent-to-own option?

No. Colony and Jo Don do not offer rent-to-own. Homebuyers purchase the home and separately lease the homesite.
